COMPANY
OSD Property Management is a local property management company offering management services to OSD Development LLC, a development, sales, and property management entity developing and operating Old Sawmill District. Old Sawmill District is a new urban addition to the landscape of Missoula, and the largest redevelopment site in the city’s history. The five-year project plan will include 600 to 800 (1.1M SF) residential units, and 150,000 to 250,000 SF of commercial use and neighborhood retail.
The Sawyer Student Living is a thoughtfully designed 218-bed student housing project developed to serve current college students, graduates, and young professionals in the Missoula area.
SUMMARY
As the Property Manager, you will be responsible providing a high level of leadership and customer service at a boutique student housing community. Must be a self-motivated individual with sales abilities, strong verbal and written communication skills, and exceptional time management and organizing abilities. The Manager is responsible for overseeing the everyday operations and financial functions of the student living community. This position will supervise the on-site staff and often be a primary point of contact for residents and prospective tenants and their parents. This individual must be polished and carry a professional appearance and demeanor. You are an ideal candidate if you are high-energy, thrive in leadership roles, and are flexible and capable of prioritizing tasks when working in a busy and changing environment.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
- Develop and maintain an effective team, including an Assistant Manager and Community Assistants
- Address resident issues, resolve conflicts, and strive to create a positive resident experience
- Responsible for the annual budget, regular reconciliation of profit/loss reports, and NOI targets
- Oversee rent collection and complete monthly reconciliation of rent disbursement
- Manage marketing strategy and communicate with marketing partners
- Set annual rent rates and oversee all leasing efforts
- Responsible for successful completion of building’s annual unit turn
- Work closely with maintenance team to ensure the asset is protected and cared for. Ensure preventative maintenance schedules are followed and work orders are completed in a timely manner.
- Computer proficient with Microsoft Office Word, Excel, Publisher, and property management software
- Strong problem-solving skills and the ability to communicate complex ideas
- Ability to use spreadsheets and run reports to analyze data.

EDUCATION and/or EXPERIENCE
- Bachelor’s Degree preferred.
- Property Management license preferred.
- Strong analytical and management skills.
- Previous experience in a similar role.
LANGUAGE SKILLS
Ability to read, analyze and interpret general business periodicals, professional journals, technical procedures or governmental regulations. Ability to write reports, business correspondence and procedure manuals. Ability to effectively present information and respond to questions from clients, vendors, management, colleagues and the general public.

- Valid Montana Driver’s License
- Property Management License Preferred
PHYISCAL DEMANDS
