Essential Job Duties:
Landlord Construction and CapEx:
- Track construction budgets with job cost detail used in leasing and portfolio decision making.
- Create and send RFP’s based on negotiated work letters.
- Create bid comparisons of proposals associated with scope of work.
- Create and manage Gantt charts (timelines and key deliverables) from lease abstraction.
- Communicate key project dates to the team to ensure deadlines of deliverables and notices are met.
- Visit project sites as needed to assist Construction Manager with project inspections and on-site meetings with GCs and Tenant contacts.
- Track contract documents to ensure compliance with local ordinances and regulations, to include: permit submittal, issuance, and inspections. Invoice submittals, payments and receipt of lien waivers.
- Maintain Tenant construction contacts and foster relationships with Tenant in-house construction teams.
- Track Tenant construction progress and ensure compliance with approved scope of work and local ordinances.
- Track issuance of Certificate of Occupancies and Open for Business dates.
- Provide progress updates to management.
- Process Tenant Improvement Allowance submittals and payments.
- Engage with other departments to provide construction related information.
- Collect detailed job costs across projects to assist in future budgeting processes, including mechanical systems, square foot and linear pricing on interior and exterior construction materials.
- Maintain book of GC’s in 11 states and over 50 submarkets.
- Compile and deliver close-out project file for in-house records and delivery to tenants as required by leases.
Experience, Requirements, and Core Competencies:
- Advanced level of proficiency in Microsoft Suite, to include Word, Outlook, Excel, Project or similar and MRI.
- Thorough understanding of construction management processes, means, and methods.
- Ability to track large scale construction projects from conception to completion.
- Ability to manage small construction projects with minimal oversight.
- Experience in negotiating contracts and pricing with third parties.
- Strong project management skills, results-driven, adaptable with ability to manage multiple priorities and meet deadlines.
- Ability to read and understand architectural plans.
- Experience creating LODs with SmartDraw or similar software a plus.
- Process oriented and able to multi-task.
- Critical thinker to anticipate and resolve challenges.
- High level of attention to detail and accuracy.
- Ability to work with little supervision and to seek help when needed.
- Ability to build strong internal and external relationships.
- Strong analytical and communication skills.
- Ability to think independently while working within a group.
Qualifications and Education Requirements:
- A minimum of 2+ years in new and/or remodeling construction environment in a commercial environment
- Strong knowledge of tenant/landlord practices, laws, rules and regulations.
- Good command of commercial management and leasing practices.
Job Type: Full-time
Pay: $45,000.00 - $55,000.00 per year
