Position Summary:
The Director, Strategic Planning and Real Estate Business Partner will be a member of the global strategic planning team, managing and driving all special initiatives and project activity at the enterprise portfolio level. Strategic advisory responsibilities will encompass the entire McKesson portfolio of 33 million square feet of diverse types of spaces, including offices, medical clinics, and distribution centers. This role will also function as the primary real estate advisor to our corporate functional leaders, by establishing strong relationships with those leaders and driving all real estate-based strategic discussions and decision-making.

$131,800 - $219,600

Key Responsibilities:
Client Relationship Management
- Function as a real estate business partner, managing through influence and relationship building at all levels of the business unit’s leadership
- Act as point of contact for all client-related matters and stay contemporary with all aspects of the business
- Understand profitability, business strategies, challenges, opportunities, goals and objectives
- Using real world real estate experience and leveraging industry insights and analytics
- Devise, prepare, and present appropriate business unit reporting including quarterly business reviews
Enterprise strategy
- Provide strategic direction for global real estate initiatives, including Future of Workplace and environmental sustainability workstreams
- Collaborate with BU and corporate functional leadership to develop analytical models to guide long-range plans for real estate portfolios
- Seek out opportunities to drive efficiencies in the portfolio, develop action plans and tracking progress against expected financial outcomes
- Collaborate with 3rd party service providers such as architects and consultants to identify emerging trends and opportunities for advancement of corporate initiatives
Portfolio Planning
- Drive portfolio and site planning across enterprise real estate footprint and regionally based on labor and location strategies
- Lead all business unit real estate specific M&A activity, master planning and integration/implementation
- Advise and coordinate scenario modeling across several real estate disciplines including space planning, transactions, project scoping and estimating
Financial Planning & Management
- Coordinate and assist in all real estate financial planning matters, including annual budget preparation/submission including annual capital planning
- Advise the business on real estate financial matters and ongoing activities. Lead the preparation of the real estate business case for all projects being contemplated (new or existing)
Engagement
- Align business unit real estate strategy with enterprise goals, objectives, and initiatives
- Partner cross-functionally to identify opportunities for the business unit and solve through collaboration using performance analytics and detailed action plans
- Identify opportunities for improvement in all real estate related matters, including resourcing and increased efficiency and effectiveness
- Maintain communication with project delivery teams and prepare reports for client’s executive and local leadership teams to explain progress and identify potential issues
- Maintain communication with all outsourced teams to eliminate potential conflicts or hurdles to project success.
Job Requirements
- Minimum 12 years real estate experience & 4 years of management experience.
- At least three years in client advisory role or leading a real estate strategic function or similar
- Prior experience planning and executing strategic real estate initiatives
Education Requirements
- Bachelor’s degree or advanced degree preferred

- Demonstrated leadership experience that includes managing diverse opinions and stakeholders to deliver successful project outcomes
- Strategic mindset with a focus on interdependent complexities and relational challenges
- Significant experience developing successful partnerships and leading through influence where no reporting relationship exists
- Managing Risk - Assess and effectively manage all risks associated with business objectives and activities to ensure they adhere to McKesson's Enterprise Risk Management Framework
- Ability to design physical objects and structures like buildings, bridges and walls, following relevant building codes and organizational protocols
- Knowledge of tools, techniques and practices for analyzing the purpose and scope of a producer, a product, a process, or project
- Strong financial acumen with ability to analyze and opine on financial models and transaction terms
- Executive presentation and communication skills in both physical and virtual formats
- Detail-oriented and analytical approach with ability to independently set and deliver on deadlines and solve problems as they occur
- Highly organized with attention to detail
