Job Summary

We are looking for a Lead Operating Engineer to join our team at JLL!

The Lead Operating Engineer for all Building Structure (roofs, walls, glazing, ceilings, flooring) & Carpentry is responsible for the operational management and effective daily leadership of the Maintenance Technician Engineering team members. Primary objectives include safely, efficiently, and effectively overseeing maintenance and repairs of the buildings. The Lead Operating Engineer must ensure the highest level of professionalism and customer service, while meeting the Client’s needs. Responsible for protecting and improving the value of the client’s assets and ensuring that buildings continue to perform their intended function.

Primary Duties:

  • Oversees and performs maintenance and repairs of roofing systems, curtain wall glazing systems, exterior hard surfaces (concrete/asphalt), flooring, walls, painting, ceilings, doors/door hardware, and carpentry such as cabinets / laminate tops.
  • Supervise Maintenance Technicians, provide guidance and training, and personal development.
  • Assist in coordinating day to day work activities for the Maintenance Technician team.
  • Assist Chief Engineer with maintaining site compliance programs under JLL directive.
  • Identify the maintenance objectives of the facility and incorporate those objectives into a documented plans that includes preventive, predictive and reactive maintenance procedures.
  • Identify safety hazards within the building and incorporate the remediation of such hazards to ensure that the building’s staff and occupants work in a safe environment.
  • Ensure that compliance of all regulatory laws and guidelines are met as they relate to the operation of the building’s infrastructure. Responsible for alerting management of building discrepancies.
  • Assist in the development of capital planning which would include upgrades, equipment replacements and building modifications to ensure the building’s future capabilities are maintained.
  • Assist Chief Engineer with major projects performed at the campus to assure they are properly planned, executed, and closed out in accordance with standard industry practices.
  • Maintain all infrastructure and compliance documentation for the buildings including up-to-date building drawings as well as documentation mandated for the purpose of maintaining regulatory compliance with Federal, State or Local law.
  • Responsible for coordinating and overseeing the activities of contractors working within the buildings.
  • Reviewing the status of preventive maintenance and reactive work orders completed by the Team to assure quality and excellent customer service was achieved.
  • Ensures the availability of an adequate inventory of tools and materials.
  • Maintain and repair locks, locking mechanisms, closers, and doors
  • Provide all other building maintenance, repair, and restorative procedures as directed
  • Perform general carpentry tasks to maintain buildings
  • Perform general roofing repairs
  • Assist the Engineering Operations team in the maintenance and repair of building and equipment
  • Completes special tasks that include painting, locksmith work, tenant services requests, hanging pictures, special cleaning, and general maintenance as assigned
  • Perform all work using the proper safety equipment and in a safe and efficient manner
  • Document problems encountered and communicate these through electronic work order systems, email, chat, and voice systems.
  • Operates buildings in a safe and efficient manner in accordance with government regulatory compliance and standard operating procedures
  • Performs maintenance in accordance with the CMMS plans. Assist with the development and improvement of preventative maintenance programs, schedules, work instructions, SOP’s and operational procedures.
  • Recommends measures to improve building performance and suggests changes in working conditions and use of equipment to increase efficiency of department, shop, or work crew.
  • Provide general labor services throughout all areas maintained by the Facilities department including cleaning and organization of designated work areas.
  • Complies with departmental policy for the safe storage, usage, and disposal of hazardous materials.
  • Maintains all codes, laws, and regulations through the JLL compliance program. Maintains a clean and safe workplace.
  • Interacts well with others in a team environment including Maintenance, Engineering team members, Vendors, as well as other internal / external customers.
  • Team player with the desire to foster teamwork to help create a positive working environment.
  • Be able to work independently and follow escalation policy if needed.
  • Actively participates in, technical and safety training programs.
  • Performs additional duties as directed.

Job Requirements

  • Must be able to read and understand blueprints, equipment specifications, and O&M’s.
  • Have experience in building structure systems including roofing systems, curtain wall glazing systems, exterior hard surfaces (concrete/asphalt), flooring, walls, painting, ceilings, doors/door hardware, and carpentry such as cabinets / laminate tops
  • Valid driver’s license required.

Knowledge and Skills

  • Have strong PC skills along with common applications associated with interoffice communication.
  • Experience in oral and written communications in a concise and timely manner.

Work Environment

  • Wear PPE such as safety glasses, hearing protection, arc flash / shock protection, fall protection, or other PPE as required
  • Work overtime when necessary, including on-call program.
  • Lift up to 50 lbs., climb ladders, work at heights to perform job functions as needed.
  • Crawl, kneel and stoop and work in small spaces.

Education / Experience

  • Minimum of a high school diploma and trade school or apprentice program.
  • 10+ years of experience in all aspects of building structure systems and building maintenance.
  • Proven leadership experience is preferred
  • Experience guiding Engineers / Maintenance Technicians and other associated members of the Team.
  • Excellent customer service skills mandatory.
  • Have working knowledge of CMMS systems is preferred.
  • Good interpersonal skills, ability to communicate well in both oral and written reports.
