Job DescriptionAs a Maintenance Coordinator, you will manage the day-to-day administration of the maintenance operations for PMI Central Iowa, including answering telephones during normal business hours; interacting with Tenants, Investor Clients, Association Owners and Vendors in a courteous and professional manner.
Responsibilities
- Manage efficient scheduling of Vendors and internal Maintenance to address Work Orders
- Update operational procedures and process manuals, as necessary
- Recruit and train vendors, as necessary
- Analyze, interpret, and verify the accuracy and validity of vendor submitted invoices
- Perform detailed on-site inspections as required for Rental Permitting and Tenant Move In/Outs; other needs
- Provides management with the unit and common area renovation suggestions based on available competing offerings
- Reviews photos of units when completed by maintenance personnel or vendors to ensure work was done to scope
- Communicates all problems and resolves them or make recommendations to Management for resolution
- Bachelor’s Degree, Associate Degree or certificate of completion from a trade school required; or commensurate education and experience
- Construction management and/or extensive construction/maintenance knowledge and experience, a plus
- Ability to quickly diagnose the root cause of failures and suggest appropriate path to resolution
- Interpret plans and communicates/coordinate with City Building and/or Rental inspectors
- Demonstrated proficiency using Microsoft Office Software (Word, Excel), G Suite (Google Docs, Google Sheets) and proficient in leveraging technology to effectively and efficiently perform job functions
- Demonstrated ability to read and interpret documents such as safety rules, building codes, operating and maintenance instructions, procedure manuals, and regulatory agreements
- Demonstrated ability to communicate effectively in person, via phone, and in writing with the site staff and internal partners, external vendors, and groups of residents
