REPORTS TO: Facilities Director

HOURS: Full time, 40 hours per week

PAY RANGE: $80,000-$90,000 annually

BENEFITS: Medical, dental, vision, retirement, life insurance, long term disability insurance and sick leave are available to employees. Employees accrue 116 hours of vacation during the first year and receive 11 paid holidays. (Prorated for part-time employees).

POSITION TYPE: This is an exempt position

Assists asset management and site staff to coordinate major repair projects. This position is expected to manage several projects at any one time, acting as the agency point person for outside vendors or contractors, and managing the project from concept through completion. The Low Income Housing Institute (LIHI) manages a portfolio of approximately 75 buildings throughout 7 western Washington counties. Buildings range from single family homes to high rise multifamily.

Responsibilities:

• This is a hands-on/supervisor position.
• Work closely with building site staff to identify and define scope of needed projects.
• Critically review contracts and proposals, making edits or suggestions in LIHI’s best interest.
• Schedule, coordinate, and monitor projects.
• Interact with and oversee vendors and contractors.
• Coordinate logistics to assist both site staff and vendor with successful completion of the project.
• Work with Facilities Department and site staff to ensure they are informed of plans and progress; assist with planning needed to work around any tenants impacted by the project, make sure hand off to site maintenance staff is completed effectively.
• Monitor compliance with applicable codes, practices, quality performance standards, and applicable specifications.
• Monitor budget and schedule
• Other duties as assigned

Qualifications:

• Experience working as a General Contractor, Building Engineer, Project Supervisor or equivalent
• Must be able to perform high level of skilled trades
• Knowledge of architectural plans and specifications
• Ability to edit and perform mark-up on property documents and images in Google Suite and MS Office
• Current knowledge of codes, regulations, construction best practices and performance standards
• Ability to work with multiple construction disciplines
• Excellent communication skills and ability to work well with others
• Excellent time management and organizational skills
• Preferred industry certification or professional license/may be substituted for degree or eight years of industry experience.
• Excellent organizational, written and verbal communication skills; ability to work with diverse populations and ability to accommodate different work styles among colleagues.
• Ability to coordinate simultaneously multiple projects
• Past experience or demonstrated ability to perform hands-on skilled repairs, supervise vendors, and consultants.
• Valid driver’s license and ability to drive to sites.
• Must pass criminal background check and drug screening.
