Specific to the Chicago Market, Tishman Speyer currently owns approximately 7 million square feet across the urban market including 10-30 S. Wacker (CME), The Franklin, 525 W. Monroe, 222 North LaSalle and the recently delivered 320 N. Sangamon in Fulton Market. Within these assets the Design & Construction group oversees all capital projects to include amenity build outs (ZO, Clubhouse, Studio) as well as spec suites, corridor & restroom upgrades, lobby redevelopments, F&B build outs and misc. design upgrades. Additionally, the Design & Construction group oversees Tenant turnkey projects, tenant lease deal projects and tenant renewal/expansion projects.
Summary of the Position:
The Project Manager – Design & Construction will join the Tishman Speyer (TS) team working on a variety of capital projects and tenant delivery projects. The Project Manager will be responsible for autonomously running multiple interiors projects from project inception to construction close out, as well as provide support as needed on new development projects. They will be part of a larger team and will need to collaborate and keep relevant internal and external stakeholders engaged and involved in all pertinent matters. The Project Manager will report directly to the Senior Director of Design and Construction.
Key Responsibilities:
The Project Manager functions as a principal in the Design and Construction (D&C) Department and is responsible for managing the day to day aspects of the design and construction process for a variety of interior projects, and for building out the projects on time, on budget and within pre-established quality parameters
  • Manage the coordination of architectural and engineering disciplines as well as the functions of budgeting, contracting, scheduling, bidding, negotiating, purchasing and value engineering.
    • Substantially interface with architects, engineers, contractors, municipal officials, financial institutions and all others necessary for the implementation of design and construction.
    • Direct the bidding and purchasing of major components.
    • Provide input to the origination of construction, and design concepts during pre-construction stage for future assigned projects.
    • Provide input into the process of selection of all design consultants and other professionals.
  • Provide specific leadership, motivation, direction, and control to the construction team to include architects, engineers and the trades.
    • Provide the leadership to the pre-construction and actual construction process to assure that all construction is completed on time, on budget and within pre-determined standards of quality.
    • Provide direction, create performance objectives, development plans, and conduct performance reviews for potential future direct reports.
  • Monitor project construction activities relating to scheduling, quality, costs, design and construction methodology as well as assist in the selection and recommendation of trades and purchase of major building materials/ components.
    • Create and monitor control systems for cost estimates, budgets, schedule, contractor draws, change orders, quality control, value engineering, progress reports and variance analyses.
  • Maintain substantial interface relationships with clients, client consultants, and other TS functions.
    • Coordinate the construction process with TS marketing and asset management.
    • Maintain substantial interface relationships with TS’s financing, accounting, leasing, legal, and development departments.
    • Identify project issues and communicate upwards within the internal Tishman Speyer team to bring the issues to resolution.
  • Identify, evaluate and disseminate new construction technology, in addition to providing the total leadership to the process of value engineering.
Skills & Qualifications:
  • Undergraduate or Graduate degree in Architecture, Design, Engineering, Construction Management or equivalent.
  • 3+ years of significant achievement either within an architecture firm managing the execution of projects, or construction project manager of office and/or residential buildings.
  • Experience in base building construction
  • Aptitude for financial controls and budget management.
  • Ability to work on and navigate a construction site in order to effectively communicate all project assignments.
  • Travel may be required occasionally as and when projects require it.
