Job Description: Project Manager- Maintenance and Operations
TEHACHAPI UNIFIED SCHOOL DISTRICT

REPORTS TO: Director of Maintenance, Operations and Facilities
DESCRIPTION (DEFINITION & DISTINGUISHING CHARACTERISTICS):
Under the direction of the Director of Maintenance, Operations and Facilities, the Project Manager will coordinate, schedule, and support the custodial, maintenance, and grounds operations of district school sites and departments. The project manager will be responsible for conducting walk-through reviews of facilities and ensuring school site and department facilities need related to custodial, maintenance, and grounds are met.
The project manager will be expected to monitor, prioritize and evaluate the progress of work orders to ensure timely address and completion of repairs and routine maintenance. This position will also be required to coordinate and facilitate all safety.
PERFORMANCE RESPONSIBILITIES (EXAMPLE OF DUTIES):
- Reviews and follow up on work order requests to the address highest priority needs.
- Monitors the preventative maintenance schedules for completion.
- Monitors, programs, and troubleshoots software and hardware platforms for irrigation and ventilation controls throughout the district.
- Responsible for the effective operation and maintenance of access controls to district security systems.
- Coordinate with local law enforcement in the case of intrusion or vandalism on district property.
- Routinely consults with school administrators, district office, and facilities personnel regarding custodial and maintenance needs of district grounds and facilities.
- Conducts walk-through reviews and provides communication to site administrators regarding the cleanliness, safety, and professional appearance of district facilities and grounds, at various times of the school day including evenings.
- Initiates orders and receives supplies, materials, and equipment in alignment with district policies and procedures.
- Routinely performs inspections of school sites throughout the school day and evenings, to ensure sites are properly secured (all entries, gates, doorways, locks, latches, and security systems are in functioning order).
- Responsible for fulfilling key requests and maintaining key controls to reduce unauthorized access and ensure the safety and security of all district campuses.
- Maintain records and post required notifications related to custodial, maintenance, and grounds operations on district premises as required by law.
- Plan, coordinate, and maintain records for custodial, maintenance, and grounds safety and new-hire pieces of training.
- Promote staff adherence to required health and safety regulations to ensure the well-being and safety of students, staff, and visitors as well as the reporting of any failures to meet established safety standards to respective personnel administrators.
- Accept a variety of special duties and perform them without close supervision.
- Perform non-technical repairs independently.
- Keep records and prepare reports.
- Other duties as assigned.
QUALIFICATIONS (MINIMUM REQUIREMENTS):
Knowledge of:
- Methods, materials, and equipment used in custodial and building maintenance work.
- Principles of supervisory controls, training, and scheduling assigned personnel.
- District standards and requirements for the custodial maintenance of District schools.
- Safe work practices and procedures.
- Knowledge of methods, materials, and equipment used in custodian and building maintenance work.
- Basic arithmetic.

Minimum Position Qualifications:
- Equivalent to graduation from high school and education equivalent to possession of the knowledge listed above.
- Experience equivalent to possession of abilities listed above; and four (4) years of responsible experience
- Employment in a school district maintenance and facilities setting is desirable.
- Must possess a valid California Driver's License and maintain possession of such license during the course of employment; have an acceptable driving record, and must be insurable at standard rates by the District's insurance carrier and maintain such insurability during the course of employment is required.
- Fingerprint clearance by both the Federal Bureau of Investigation and the California Department of
Justice is a condition of appointment after all other required job conditions have been met.
- This position has a probationary period of one year.

Pay: $62,008.00 - $76,893.00 per year
