The Maintenance Worker is responsible for assisting with the general maintenance and repair of facilities to ensure the safe and efficient operation of the organization.

Position is Full-time 30 hours a week M-F 12:00 p.m. to 6:00 p.m.


ESSENTIAL FUNCTIONS AND RESPONSIBILITIES:

  • Responds to and performs work order requests.
    • Generates new work orders as needed.
    • Completes work orders and maintains records.
  • Maintains facilities campus.
    • Mows the lawn.
    • Plants and maintains flower beds
    • Trims shrubbery
    • Repairs sprinkler system.
    • Ensures parking lots and sidewalks are clear of debris.
    • Sprays for weeds as needed.
    • Clears walkways of snow when at a clinic if needed (not primary person responsible).
    • Painting.
    • Keeping gutters and drains clear and flowing.
  • Safety
    • Performs safety equipment checks.
      • Inspects fire equipment monthly.
      • Inspects exit and safety lights monthly.
    • Installs interior and exterior lights
    • Schedules and performs filter changes on air handling and heating units.
  • Equipment maintenance
    • Maintain company equipment in clean operable condition
      • Truck, Trailer, mower, weed whacker, lawn & garden hand tools, and mechanic tools.
  • Supplies
    • Deliver supplies to clinics as needed and maintain supplies in an organized manner at each clinic/office.
    • Monitors on site custodial supplies and requisitions
  • Assists with housekeeping.
    • Cleans upholstery on chairs.
    • Spot cleans carpets as needed.
  • Assists with general maintenance tasks. Operates small hand tools and other equipment necessary in related maintenance repairs and upkeep:
    • Knowledge of general plumbing
    • Knowledge of general carpentry
    • Knowledge of electrical repair
    • Knowledge of minor heating, ventilation, and air conditioning
    • Knowledge of painting tasks
    • Knowledge of minor roof repair


SECONDARY:

  • To attend company meetings as assigned.
  • Exhibit a positive professional attitude at all times with supervisor, co-workers, health center personnel, patients, and the community at large while adhering strictly to the confidentiality of Health West financial, personnel and patient information.
  • Participate in the company’s annual planning process when requested.
  • Participate in the annual budget planning process as requested.

  • Accept and perform other duties as assigned.

Professional & Technical Knowledge:

Possesses a basic level of written and verbal communications skills, computational and computer skills, and mathematical knowledge typically acquired through completion of a high school program.


Job duties require specific knowledge of maintenance processes and practices, typically learned “on the job,” or which may include a series of training sessions that would comprise a few weeks if done consecutively.


Technical Skills:

  • Ability to prepare basic correspondence and simple reports in Microsoft Word.
  • Ability to create, send and manage email in Outlook.
  • Ability to access web-based applications and programs


Communication Skills:

  • Job duties require the employee to effectively communicate basic or non-technical information to co-workers and others.
  • Employees are expected to exercise tact and diplomacy in the resolution of mild conflicts or disagreements.
  • Job duties require the effective communication of information in written (including electronic) correspondence.
  • Job duties require the effective communication of information in informal and formal settings.


Work Environment:

Work is performed in an office environment as well as outdoors. May involve exposure to potential injury, including long exposure to the elements or potentially hazardous conditions

Education and/or Experience:

  • High School Diploma or general education degree (GED)
  • Related degree from a technical college preferred
  • Minimum of 5 years relevant building maintenance experience preferred
  • Job duties require the ability to work independently and as part of a team.
  • Ability to manage own duties and responsibilities on a fixed schedule without the need for direction or assistance in prioritization is required.
  • Able to effectively select from alternatives to situations encountered on the job.
  • Work requires consideration of the way the work affects other employees outside the department or functional area.
  • Duties require drawing conclusions using inference and logic, which may be different than the conclusions that could be drawn by others.


Additional Job Requirements:

Must have reliable transportation and provide documentation of auto insurance and valid driver’s license as required

  • Excellent verbal and written communication skills including, letters, memos and emails.
  • Excellent attention to detail and high degree of accuracy.
  • Ability to research and analyze data.
  • Ability to work independently with minimal supervision.
  • Ability to establish and maintain effective working relationships with providers, management, staff, and contacts outside the organization.
  • Exhibit a high degree of confidentiality in all aspects of the position.
  • Must possess good organization skills, time management skills and a strong work ethic.
  • Must be a self-starter.


PHYSICAL REQUIREMENTS:

  • Capable of working in extreme cold or hot environment
  • Occasional lifting up to 75 pounds
  • Frequent bending, walking, reaching and kneeling
  • Good eyesight and vision for close work/computer screens
  • Ability to communicate in person and on the phone
  • Occasional use of the keyboard requiring manual dexterity
  • Occasional writing requiring manual dexterity
  • Hearing: Adequate to perform job duties in person and over the telephone.
  • Speaking: Must be able to communicate clearly in person and over the telephone.
  • Vision: Visual acuity adequate to perform job duties, including reading information from printed sources and computer screens.

Blood/Fluid Exposure Risk:

Category I: Tasks routinely involve a potential for mucous membrane or skin contact exposure to blood, fluids or tissue. Use of personal protective equipment (PPE), when appropriate, is required
