Project Developer Job at Tarragon NW LLC
Tarragon NW, a Pacific Northwest Development company, is seeking a Project Developer to join our team. The Project Developer will be responsible for overseeing multiple projects simultaneously from start to finish. Project sizes will vary and be in the industrial, residential and commercial sectors. The successful candidate will develop detailed proformas for secured projects, oversee design, entitlement, permitting, construction, and leasing.
Schedule: 8am to 5pm, Monday through Friday; Full time in office.
Essential Duties and Responsibilities
- Conduct market research to ensure projects are competitive and meet market demand; Prepare pro-forma analysis
- Develop and present Development Plans, outlining the project execution strategy for internal approval
- Lead Project Teams, consisting of architects, engineers, contractors, and other consultants
- Oversee the design, entitlement, permitting, construction, and leasing of projects
- Manage project budgets, schedules, quality control, and reporting
- Ensure timely completion of projects in a manner consistent with the approved Development Plans; Prepare reports that summarize project activity and performance
- Ensure that all measures of risk mitigation and safety are carried out through the duration of the project
- Make certain that Tarragon’s required level of quality is incorporated into all aspects of work product
Project Development
- Monitor and provide regular updates of a project pro forma, budget and schedule
- Negotiate and coordinate the preparation and execution of consultant agreements
- Prepare and assist with project presentations at City or County meetings
- Monitor consultant performance and manage all Project Team activities
- Submit and pull all necessary project permits
- Coordinate and track building/site drawings, documents, and warranties
- Address and resolve issues that may arise during the project development process
- Ensure timely processing of payment applications for monthly project draws
Leasing
- Responsible for the implementation of a marketing and leasing strategy to ensure project success
- Provide support to property management and leasing related activities through project stabilization
- Work with Property Management to ensure an efficient transition to operations
Experience, Education, and Abilities
- Bachelor's degree in Real Estate, Construction Management, or related field
- 5+ years of experience in real estate development, with a focus on commercial or industrial
- Strong project management skills and ability to lead cross-functional teams; Excellent communication and interpersonal skills
- Knowledge of zoning and permitting regulations
- Work in-person at Sumner office location 5 days a week
- Strong Excel proforma modeling experience
- Air travel to project sites or other office locations as needed
- Resourceful and commitment to ensure accuracy in the own work product and the work product of others
