Storage King USA is seeking a demonstrated leader to join our team as a Property Manager to lead and direct storage facility in Oklahoma City, OK.
This is a full-time, hourly position with some weekends required.
As a Property Manager, you must be able to manage daily operations of the storage facility and manage a team and customers renting Storage King USA units, exhibiting a professional demeanor, solid interpersonal skills, and ability to handle emergency and high-pressure situations.

Essential duties and Responsibilities:*

• Responsible for building and maintaining customer relations and providing exceptional customer service.
• Ensure the property is rented at or above market occupancy.
• Perform marketing outreach responsibilities to achieve the established goals for the property.
• Ensure all property marketing is current, accurate, relevant, and professionally displayed.
• Operate the property within the budgeted guidelines established by Storage King USA leadership.
• Schedule all contractors for and any other services needed. Inspect all work performed prior to approval for payment to contractors.
• Enforce a fair and comprehensive rental collection practice as dictated per policy. Be present for auctions of delinquent tenants and evictions.
• Directs activities of all on-site personnel and maintains a great working environment.
• Post, collect, track, and manage delinquency of rental and other income.
• Ensure desired renewals are being captured at the highest rate possible.
• Utilizing various software platforms for tenant relations and operations.
• Understanding and responsibility for applications, rentals, and related processes.
• Developing relationships and cross-promotion opportunities by partnering with local businesses in the communities we serve.

Requirements

• Candidate’s property management and supervisory experience should match the needs of the property – minimum requirement of two (2) years of property management background with supervisory experience.
• Must be comfortable with community outreach and building relationships with businesses in the local area.
• Solid communication and organizational skills.
• Able to handle emergency and high-pressure situations.
