Senior Right of Way Acquisition Agent - South Plainfield NJ Job at Percheron Operating
Job Description:
Percheron is currently seeking a Senior Right of Way Acquisition Agent for South Plainfield NJ Region in securing property rights for land being sought for acquirement/development.
- Negotiate easements, settle damages and performing some title and due diligence.
- Negotiate with private landowners and governmental agencies for the acquisition of various land rights for construction, operation, and maintenance of existing and new facilities, including but not limited to, fee simple, easements, leases, temporary workspace agreements, licenses, permits, and ordinances.
- Mobile to travel to different locations on occasion.
- Evaluate property market value and determine appropriate compensation.
- Perform internal and external due diligence to ensure accuracy and completeness of land rights or to identify and bring forward deficiencies requiring curative action.
- Works very closely with construction teams in securing digging locations.
- Serve as liaison with landowner/ tenant on ownership, easement rights, damage claims, and access issues.
- Effectively use the Owner’s established policies, procedures, processes to perform work.
- Represent the company at public meetings before governmental agencies such as municipalities, zoning boards, townships, county commissioners and similar organizations.
- Requires 5+ years of experience.
- Ability to plan and organize workload, adjusts to changing priorities, and work well under pressure with minimal supervision.
- Basic knowledge of settlement instruments and contract terms.
- Basic document creation.
- Solid understanding of Eminent Domain and the process
- Prefer an agent living in or very familiar with the South Plainfield New Jersey region including New York
- Proficient with Microsoft Office Suite of Applications (ie.e. Word and Excel.)
