Reports to: Account Manager
Summary: Under the general direction of a department or facility manager, performs supervisory work in the cleaning and maintenance of a city building or school, has immediate custodial responsibility for a large building or school or supervision over a number of smaller buildings or schools, supervise, directs, and participates in the work of subordinate custodial personnel; does related work as required.
Essential Job Duties and Responsibilities:
- Assists in development and implementation of departmental policies and procedures and standards of work.
- Provides leadership and guidance to departmental personnel.
- Assists the supervisor in developing the department’s annual budget.
- Maintains a current inventory of supplies and equipment.
- Maintains proficiency in all techniques and equipment used by the custodians.
- Ensures that quality standards are met, by inspecting completed work.
- Makes recommendations to the manager for changes in supplies, equipment or procedures to improve safety or to reduce costs.
- Maintains good working relationships with other departments.
- On an on-going basis, provides appropriate technical training to all custodial staff.
- Investigates, documents and reports all unusual occurrences to the manager.
- Ensures all equipment is tested regularly.
- Schedules personnel for proper coverage of custodial services.
- Conducts orientation and ongoing training for departmental personnel.
- Provides regularly scheduled services to departmental personnel.
- Maintains records of orientation and service training programs.
- Supports and carries out Board of Education policies.
- Performs minor maintenance repairs including: Fixing of plumbing leaks attributed to leaking faucets, loose drain connections, or faulty flush meters; evaluation of systemic mechanical problems including HVAC issues, semi-annual preventative maintenance programs to include the changing of belt s and filters, oiling of motors and bearings, and all other designated mechanical assignment s with preventative maintenance programs; replacing of switch covers, replacement of burned out lighting ballasts (no more than one at
- a time), replacing of burned out light bulbs, repair of minor wallboard damage, spot painting, all heating systems star-up procedures.
EDUCATION AND EXPERIENCE:
- High school diploma or general equivalency diploma (GED) with a minimum of five (5) years experience in custodial service. Basic knowledge of all mechanical and utility systems including plumbing, electrical, carpentry and painting.

In general, we use Green Products. In the accounts you will be using Floor Strippers, Floor Finish, Grout Cleaners, Tile Cleaners, and Spot removers, Germicidal, Deodorizers and Glass Cleaners.
